What Does a Property Manager Actually Do All Day? More Than You Might Think.
We get asked a version of this question fairly regularly.
I know what the fee is. But what do I actually get for it?
It is a completely fair question and I am always glad when landlords ask it directly.
Because the reality of what full management looks like at Harrisons is quite different from the mental image a lot of people have. Someone sitting in an office collecting rent and occasionally answering a phone call. That is not it.
What our property managers actually do
We have eight property managers at our Newbrook Road office and between them they look after hundreds of properties across Bolton and Greater Manchester.
Rent collection is the visible part. Every month the rent is collected, reconciled and paid across to landlords with a clear statement. If it does not arrive on time we are onto it the same day. The landlord does not have to chase anyone.
But that is just the foundation.
Our team carries out regular property inspections and reports back on condition. We manage maintenance from the first call right through to completion, using a contractor network that we know well, whose work we trust and whose pricing we have a proper relationship with. We review rents against the current market and advise landlords when an increase is right. We handle all tenant communication.
We keep compliance records up to date and flag renewals before they expire. We manage tenancy renewals, serve notices when required, and when a tenancy ends we handle the check-out, manage any deposit issues and get the property back on the market quickly.
The part that surprises people most
What tends to catch landlords off guard when they switch to us is not the practical side.
It is the advice.
Having someone who actually knows the Bolton and Greater Manchester market, who can tell you whether your property is positioned correctly, who spots something happening in the market before it is obvious to everyone. That is the part that is hard to put a price on.
We manage a lot of properties. We see what is renting and what is not. We know what tenants are looking for right now and what they will pay more for. That knowledge goes directly to our landlords.
