I had a really honest conversation with a landlord not long ago.

She had been managing her own properties for about six years. Four houses across Bolton. Always tenanted. Rent coming in. No major dramas.

On paper, things looked fine.

But when she actually sat down and looked at what she had cleared after her time, her repairs, a couple of voids and the general cost of running everything herself, the number was uncomfortable.

Not what she had imagined when she started out.

I hear this a lot.

The signs are usually the same. Evenings and weekends disappearing into tenant calls and maintenance chasing. Rent that does not always arrive on time and nobody to chase it but you. A nagging feeling that some of the paperwork might not be quite right. The sense that you are running the properties rather than investing in them.

And underneath all of it, usually one of the same few causes.

Rents that have not been reviewed in years and have quietly fallen behind the market. Maintenance that costs more than it should because there is no proper contractor relationship. Time that nobody is counting but that is genuinely eating into the return. Compliance that has drifted without anyone noticing.

Back to the landlord I was talking to.

As we went through everything together it became clear pretty quickly. She had not reviewed a single rent in three years. Across her four properties she was collecting about £175 a month less than the market rate. Over a year that is over £2,000 she was not picking up.

And she was spending around six hours a month on the admin, calls and logistics of managing everything. Six hours she had never once put a value on.

I just assumed that because nothing was going wrong, everything was fine, she said.

That is the thing. Nothing going wrong is not the same as things going well. It just means the problems are quieter.

What usually gets missed

When you are managing your own portfolio, it is easy to judge everything by the bank balance and whether the rent has come in. Those two numbers feel like the whole story.

But they do not tell you whether your rents are at market rate. They do not tell you whether your compliance is up to date. They do not tell you how much your own time is actually costing you or what your portfolio could look like with a proper strategy behind it.
